What will happen to Waterloo.......?

I'm sure you've all seen the proposed development etc for Waterloo area, but what do you think will actually end up happening? I'd love to imagine that Lower Marsh & the Cut will be filled with cool and original little coffee shops, delis, shops, and whatever, without it turning into a complete yuppie ville. How likely and or possible is this though? will it likely just remain the same? where do you see it in 1 / 5 / 10 years time?

Lower Marsh already has a fair few interesting little shops, and The Cut has Caffe Nero and the various restaurants. Just off The Cut is Ev with a cafe and deli. We have this sort of thing already but mixed with "normal" shops (supermarkets, corner shops, dry cleaners, launderettes, chemists etc).

The big issue for Waterloo over the next few years is going to be the question of high-rise buildings - not just the "three sisters" on York Road but also the prospect of serious high-rise development above the station.
