      <description><![CDATA[I know this thread was some time ago, but I would really appreciate your views on Crown Apartments. <br />
<br />
When you say it is very noisy - is that just when the windows are open?  Were you in the apartments fronting Tower Bridge Road or the side?<br />
<br />
Also, how is the cound insulation between flats?  Do you hear a lot of noise from upstairs due to the wooden floors?<br />
<br />
Does the building have any other quirks to be aware of?!<br />

      <description><![CDATA[I lived in cayenne court for six years and previous to that a year in the circle.<br />
Cayenne court is wonderful, I was on the second floor at the back of the building facing the LSE block and in all the 6 years I was there we never once saw a student party, they worked worked and worked, very boring students. However if you were in a different building facing the frint of teh LSE block you may think differently. The side of the LSE block that has balconies is the part that houses the common rooms etc and is obviously where the students get rowdy and let their hair down like proper students.....lol<br />
however if you live in cayenne all you see is their private rooms and don`t get affected by this.<br />
The porters at Cayenne court are all very very friendly and helpful, especially Neil the manager. Sometimes I have no idea how i manage without him now, he delivered post personally to the flat when i had a broken leg, found parking spaces for my parents even though my flat didn`t have a space and loaned me his office computer a few times when my internet got disconnected.<br />
We very rarely used our heating as they are so well insulated. The only noise that ever bothered us was the emptying of the bins at both Cayenne and the LSE block, however this kind of noise is just part of london living and happens almost everywhere you live.<br />
As an area shad thames is superb, convienient, buzzy, well catered for with bars etc and just the best place to live. I found it very safe too and walked home from London Bridge at all times of the night without feeling any danger. I can`t say that where I live now at all and I miss it.<br />
The circle is a nice development too, the 24 hour porter is a nice thing to have but I preferred Cayenne. The circle corridors always felt very much like a hotel to me and some of the flats are dark and odd shaped, we looked at quite a few in the circle so I have seen both sides of the building and one on most of the floors.<br />

      <description><![CDATA[previously lived in horselydown mansions then moved to cayenne court.<br />

horselydown mansions,<br />
warehouse conversion. about 15yrs old. 1-2 bedrooms. gas heating and stove. unique, each flat slightly different. ground flr flats have small backyard and patio. on street permit parking.<br />
management- not great, keeps changing every couple of yrs.<br />
services- no porter or gym but service charged more affordable than most shad thames apartments<br />
personal experience- insulation can be improved but generally a pleasant place to live but if you run into any problems, managment are not the most helpful unless they have changed since.<br />
<br />
cayenne court- fennel,ginger and caraway are new buildings. cardamon is old warehouse conversion with bigger apartments. very well designed, good use of space, lots of privacy, quiet. modern and practical built in units. underground parking.<br />
management- no bad experiences<br />
services- charges slightly high.great porters- very friendly and helpful. gym, pool and sauna mantained very well. newly refurbished showers for pool. <br />
Generally a great place to live and right in the middle of shad thames. highly recommended.]]></description>

      <description><![CDATA[Whatever you do, avoid Coopers Lodge.<br />
I lived there for two years and it is overrun with mice. They got rid f the mice in my apartment but not in the building as a whole and you could still hear them in the walls (2nd floor) so I had to move out! Lots of hassle and upset. Also it gets very noisy from Tooley Street that you cannot open windows at night.<br />

We had a poky flat in Thames Heights on Gainsford Street. A most disagreeable building, Thames Heights, the waft of stale cooking oil from the Chinese Restaurant would rise up through a central vent and straight into our kitchen window. One one occasion we were attacked by a swarm of flies....<br />
<br />
... anyway, in exchange for this ... ahem... lovely flat, Hastings charged £1100 per month and tied us up to a one year tenancy. The block had just been built and the builders were still coming and going. One day we arrived to find our beds had disappeared. Hastings said that &quot;oh, this flat was only supposed to have a single bed in this room, so we came in and removed your double bed... oh .. haven't the builders put a single one in yet? ... well, wait a week then....&quot;<br />
<br />
Electricity would cut out for a day or so every month. Again, Hastings would dismiss it as inevitable teething troubles and that &quot;you should think yourself lucky you got an apartment in Shad Thames...&quot;.<br />
<br />
After about 8 months we'd had enough and agreed with Hastings that if we advertise in Loot and get some more tenants, we could leave. Within days, several prospective tenants said &quot;yes&quot;... (not sure why..!!!), but each time a tenant tried to go forward with the tenancy, Hastings would muck something up and they would pull out (because Hastings knew that they had us tied to a one year contract.. it mattered nothing to them if they screw around another prospective tenant). <br />
<br />
Eventually we left, and surprise surprise... impossible to retrieve our deposit from them.<br />
<br />
Two months after we'd left, the new tenants gave me a telephone call. &quot;We're in dispute with Hastings&quot; they tell me, &quot;could you tell me what your experiences were....&quot;... oh dear...]]></description>

I'm also looking to rent in the Shad Thames area. Emily mentioned earlier in this thread that Shad Thames itself -- and so flats in Eagle Court backing on to it -- used to be noisy when restaurants threw out their rubbish. Does anyone have any recent experience of this problem? Any ideas what time of day this happens?<br />

Any thoughts gratefully received.... (Would save me sitting in Shad Thames for hours on end, waiting to see what happens!)<br />

      <description><![CDATA[I've been living off Mill St for two and a half years. And it is a bit cheaper.<br />
<br />
If you're buying you also can save money by a) not having a river view b) going for new build rather than conversion c) getting one where the bathrooms/kitchen is getting dated d) buying ex rental and e) going for a lower floor f) not having a building with concierge or gym (both go on the service charge).<br />
<br />
We did all these things and use the same facilities and live next door to people who've paid £500k or more<br />
<br />
I was not initially keen to move to the area as based on visits to All bar one, it was full of frightful yuppies, but I've found that the population is actually quite mixed and the pubs and restaurants away from the riverfront are really good. It is also surprisngly quite at the weekend. Nothing shuts, but you never have to book and there is usually no problem in getting a table.<br />

      <description><![CDATA[Mark is also right though about the back of the LSE block - isn't Shad Thames so fascinating ?  My Maxi boy and I really loved that area in the middle of the deep night when we used to have our long walks - as far as over to the Southwark Cathedral and market, passing the old Wicket Club, all along the river side way out and back to the QE Street onto our cosy warm little top floor flat in Candishe House.   We had seen the bridge opening up and closing down many times during our night walks - as though those beautiful bridge-opening sights were sorely performed just for us alone - as there was no one else nearby viewing or watching besides us.   The best spot to view and admire such a sight is to stand on the river-front stone edge of that City Hall open-air theatre.  I really feel that sight of about 5-7 minutes most priceless  ! - especially when one of those colourfully-lit night pleasure boats was passing through after her night duty and was returning back to the pier in front of the Butler's Wharf.]]></description>

      <description><![CDATA[Sorry I didn't make this clear before but the reasons why the student's didn't disturb me are:<br />
<br />
- back of LSE has not got a single balcony, so no outside partying<br />
<br />
- back of LSE has no external access to Mace St (the pedestrianised area behind LSE joining Lafone St and Curlew St)<br />
<br />
- all the LSE communal areas are situated at the front of the building, such as the kitchens - leaving a lot of the bedrooms round the back.<br />
<br />
Throughout the summer I used to sleep with my windows wide open and my balcony door open, and that was do-able despite me being a light sleeper. <br />
<br />
I can see how the QE Street side of LSE would be a different story though...<br />

Actually, I love most spots in Shad Thames.   I really regard the whole area as my dear home - I used to walk my now 11-year-old Singaporean boxer dog, Max every night after midnight around that whole area for about two hours (while my Chris was working in Frankfurt for four years), and really loved that view of Tower Bridge from every angle.   I love the entire Shad Thames so much that in my first Chinese book (a love story), I dedicated my first two chapters entirely to SE1 and especially, the whole of Shad Thames in great details ! :-)))   Besides, Shad Thames will be continuously one of the main backgrounds in my further books in the whole series from now on...<br />
<br />
Would actually also love to join the social nights or that kind of events when you people are hosting them and if I happen to be in town for my cultural trips.<br />

Now, I agree with Martin that those students were terrible in their way of playing with their water pistols which nearly KILLED me one night when my Chris and I were quietly walking along that street under their balconies to the water front for our dinner at one of those restaurants.<br />
<br />
My Chris was so furious with those students that he wrote to the LSE and demanded for an explanation as well as requested them to discipline their students at night - not only this would be very dangerous, but also their were very noisy !<br />
<br />
Otherwise, I agree with all of other reports about all of the Shad Thames' buildings - as I had view ALMOST all of them from 1997 to November 2003 before we sold our one-bed flat in Candishe House in Tower Bridge Square which was purposely built in 1985 - 1986 when we bought this flat towards the end of that year.<br />
<br />
I would still recommend this white estate (lovely to be able to look out into the back courtyard, although there is no lift, no porterage that sort of fancy attachments, one gets good privacy in this estate, especially on top floors), even now that we had moved our in February last year after the sale and are now living in Switzerland where my Chris is working near the Zurich Airport for a major Swiss bank in their headquarters - and we are living on top of a most enchanting mountain looking into the romantic River Rhein - a total change from the busy noisy Shad Thames which we still love and I still go back there whenever I visited London for my cultural trips for concerts and operas.<br />
<br />
Our new aim is to eventually acquire a good-size apartment in the new London Bridge Tower which will be completed in 2009 - hopefully, we will be fortunate enough to go back to that vibrant part of London for our next London home !<br />

Am always interested in reading more of where to love in Shad Thames from all of your residents there...<br />

      <description><![CDATA[I have lived in two flats in Eagle Wharf and am now in Providence Square. <br />

Eagle Wharf was lovely, stone walls an metal girders, but one flat overlooked Shad Thames and the back of the Conrans so was very dark and often noisy in the mornings when the restaurants throw out all their bottles etc.<br />
<br />
Providence Square is just over St Saviours dock, so as someone else mentions, you get a little more for your money. It is however very annoying that the bridge closes at 10 or 11 each night and so you have to trek along Tooley St and down Mill St. Great views though and the water garden is especially lovely if you live on the ground floor. The block is also very secure and has cctv surveilance.<br />
<br />
I have a friend with a very spacious flat in Raven Wharf (but it is a little overlooked) and I once viewed a lovely place in the Flag Store. The bedrooms needed some modernisation but the kitchen was handmade and amazing.<br />
<br />
Good luck with your search! I am moving again in the spring and know how tiresome it can be finding the right place.]]></description>

      <description><![CDATA[In addition to my previous comments, be mindful of anything that faces directly onto Queen Elizabeth Street.  Our current flat is one the first floor of Boss House and faces onto QES, and my old flat in the Circle faced onto QES; if you're a fairly light sleeper (like my girlfriend!) you may find the road noise a bit annoying.]]></description>

For quietness, The Cooperage is a good bet. It's set in its own private courtyard 4 floors up, and several flats overlook the quieter side of Tower Bridge Piazza. There's also a good selection of 3 bed flats there.<br />
I've heard good things about The Flag Store, also.<br />

Of course, with Shad Thames, it all comes down to how deep your pockets are: a flat in Anchor Brewhouse? a snip at 3 million.]]></description>

We live in Crown Apartments which is opposite the River Bar - great views of Tower Bridge, City Hall, the river and the City but very noisy especially in the summer when we have to open the door to our balcony.<br />
<br />
I have been looking to buy in the area so have looked in all the buildings you mention.  We missed out on a lovely place in Cardomom Building which was a shame as it was spacious and looked right over the cobbled walkway of Shad Thames.<br />
<br />
I also have been impressed with properties in Boss House - loads of character, 24 porterage, quiet and still within a good walking distance to London Bridge. Some on the higher floors were bright because of the big windows, which a few other warehouse conversions in the area (ie Anise Building which oozed character with the exposed brickwork but was very dark because of small windows and low ceilings).<br />
<br />
Just a stab in the dark - does anyone on this forum know of anyone wanting to sell their property privately - would be very interested in Cardomom and Boss House. <br />

      <description><![CDATA[I have lived in Horselydown Mansions since 1998.<br />

Its on Lafone Street  and a good place to live, although there is no lift or porter.  Its only small (20 flats) and all are different (1-2 bedrooms).  Ground floor have gardens, top floors terraces and other floors small balconies.  Developer London Town did an OK job on the refurb back in 1997.  We also own the freehold, so no nasty suprises or costs.<br />
