      <description><![CDATA[Latest news is that PwC will be moving into the Kings Reach Tower after IPC Media move out...... but that won't be happening until April next year. PwC were scheduled to vacate Southwark Towers in September of this year, which means the Shard is going to be delayed by another 6-9 months.<br />
<br />
All these delays...... It's becoming a bit of a joke to be honest.]]></description>

The consortium behind the Shard tower above London Bridge station is to begin the development of Europe's tallest tower this year.<br />
<br />
Developer Irvine Sellar told Property Week that he had a 300,000 sq ft (27,870 sq m) tenant ‘in solicitor's hands', giving him a mandate to start on site.<br />
<br />
Sellar declined to name the tenant, but sources said the most likely anchor tenant for the tower is Transport for London or PricewaterhouseCoopers.<br />
<br />
‘The funding package is close to being finalised, and we are in talks with two restaurant operators,' said Sellar. ‘This building will commence on site this year.'<br />
<br />
The news comes as the consortium, which includes Irvine Sellar's Sellar Property Group, CLS Holdings, and Buckingham Securities representing the Halabi Family Trust, this week won planning consent for the adjacent Renzo Piano-designed office building, New London Bridge House.<br />
<br />
Transport for London has been talking to the team at the tower for several months. The transport authority is looking to take up to 600,000 sq ft (55,741 sq m) of office space around London.<br />
<br />
It is understood that the Greater London Authority body wants to separate this into three offices centred on transport nodes around the capital.<br />
<br />
Sources close to the office search say that London mayor Ken Livingstone is keen for Transport for London to take at least part of its space at the building. Any such prelet would guarantee the finance to start the building, adding to the regeneration of the south London area that started with the mayor's own headquarters at More London.<br />
<br />
The move could prove controversial as rents at the building were expected to exceed £45/sq ft (£484.40/sq m), while Transport for London is seeking a rent nearer to £30/sq ft (£322.90/sq m).<br />
<br />
It is thought that the lower levels of the Shard are available for much less, however, and a deal could be struck in the next few months. Chinese hotel group Shangri-La has agreed to take 18 of the 66 floors.<br />
<br />
Drivers Jonas is acting for Transport for London; Savills and CB Richard Ellis are advising on the Shard.<br />
<br />
Sellar said New London Bridge House would also start on site this year, and that talks were progressing with potential occupiers.<br />
<br />
New London Bridge House will involve the demolition of a 1960s office tower to develop a 600,000 sq ft (55,741 sq m) office and retail building. Cushman &amp; Wakefield advised on planning.<br />
<br />
He said: ‘We're very pleased with the planning decision as, although we were confident, all planning committees can be a bit of a lottery. Both buildings will be completed before 2011.'<br />
<br />
PricewaterhouseCoopers, which occupies the site of the Shard, is also looking at the two buildings to house its office requirement, which could be for up to 400,000 sq ft (37,160 sq m).<br />
<br />
A Transport for London spokeswoman said: ‘We are looking at all options at the moment.']]></description>

I expected a better response than this - as I said, LBT securing an office tenant is major news, as there were doubts this 1000ft skyscraper would even go ahead at all. But it now looks 100% certain to be built... which means there will soon be a landmark the size of the Eiffel Tower going up in Central London.<br />

      <description><![CDATA[Anyone intersted in the London Bridge tower may like to know that there is a short profile of it in this week's 'Estates Gazette.' The developers have allowed the use of some of their latest CGIs showing what the view may be like from the office floors.<br />
<br />
To briefly summarize, the latest situation with regards a likely start date remains the same: that more tenants are needed to sign up before work can start. (60% required of the available 585,000 sq.ft)<br />
<br />
As for figures, the article puts construction costs at £300m plus c£70m to terminate PWC's lease, giving a total of c£400m to build to 'shell and core.' However, the end value is put at c£1bn.<br />

I make myself no illusions on how open the property developers will be. The facts speak pretty much for themselves, and that all has been dug up by people that (regrettably) spend a lot more time with these people than I will do.<br />
<br />
What I can do however, is give a clear roundup on how things are going in general, and give my Dutch readers an impression on what is going on in London concering high-rise buildings.<br />

I'm a Dutch student in Journalism, and next month I will be coming to London to do a report on the whole skyscraper-discussion that has been going on in London for the last few years.<br />
But now I read a post that ES Magazine thinks that most of the plans are far from certain. Then someone replies that ES Magazine is biased, and shouldn't be taken seriously :).<br />
<br />
That's basically why I'm going to London. To get a clear picture of where all the plans stand now, what is holding them back, and if things should probably be kept that way.<br />
<br />
While I'm in London, I'd like to meet up with people that are affected by the new buildings. Like the people that work in the Southwark Towers.<br />
<br />
But right now I'm looking for some clear information on the subject. I spent many hours reading articles and browsing the web, but all the information seems scattered and dates. Has anybody got a good tip on what to read, where to go? I'd appreciate it very much.<br />

As for Heron and Leadenhall, they are a virtual certainty -- Heron is even getting a 70ft height increase. Leadenhall is fully approved, and is being built by British Land who have an exceptionally good track record on delivering big projects.<br />

Frankly, I wouldn't bother listening to anything the ES has to say when it comes to skyscrapers - they are extremely anti-highrise, biased and ill-informed.]]></description>

      <description><![CDATA[Todays ES magazine 7th Oct, has an article on the proposed Skyscrapers for London.  <br />
They suggest the Shard is unlikely to be built unless at least 40-50 per cent is pre-let.  <br />
At the moment Sellar Property group has 'an arrangement' letting 20 floors to the Shangre-La hotel chain. <br />
But as the Shard is to be built in SE1 makes it less desirable!!  If it does go ahead it should be <br />
completed in 2009 and will have sea views from the top floors - depending on your <br />
eyesight or telescope.<br />
Lets hope it is built, and soon.<br />
51 Lime St -- under construction<br />
Shard and Bishopesgate Tower - unlikely<br />
Minerva Building - cancelled<br />
Heron Tower and Leadenhall St - possible<br />

Mind you the whole article seems to be speculative.]]></description>

That first picture is the best visualization I've seen.so far its helped by the golden jubilee bridge Lets hope they really do look like that.<br />

They actually make the skyline look more spacious, and less cluttered than it does now.from that angle .<br />
<br />
I'v seen visualizations from other angles where the towers just look like a conglomeration.<br />
<br />
Im more consigned about what happens at street lavel if we get all these towers<br />
<br />
It makes retaining the historic character at streets level more important not less.<br />

also I have mixed feeling about tall buildings<br />
<br />
I don't like the Heron Tower at all ,or the Minerva tower.<br />
And Im not sure the chees grater will be that pionted from other angles<br />
<br />
Protecting famous views <br />
And the fact that large parts of London will stay lowrize is important.]]></description>
