The problem with people who are 'driven' is that they tend to dislike anyone who doesn't agree with them. That particular statement fed a pretty widespread prejudice and one that is, more often than not, without foundation. I prefer to focus on the quality of the pointing because that is beyond debate.<br />

      <description><![CDATA[No.60 is an interesting project given that it was done in the early 1990s. The owner came under some pressure to use a 'conservation architect' but was brave enough to go with Weston Williamson and was rewarded with the best contemporary building on the street. Can't go along with the FTM because, in its original guise, it was the only honest concrete brutalist building on the street. That was one of the significant aspects of the BSCA, the range of periods represented on the street, that has been completely lost. The only thing that spoils 157 (the Kalmar's building) is that the Kalmars sign is contrary to one of the few design guidelines for the Conservation Area - the prohibition against internally illuminated signs. But we mustn't forget the Lord Shiva building, once the Tempo Leatherworks. The owner, Russell Gray, has done an extraordinary job on the reinstatement of the front elevation and that must be the best renovation.<br />

Maybe there should be 'Razzies' for buildings on Bermondsey St, maybe a respberry plaque rather than a blue one.]]></description>

      <description><![CDATA[Niall, I would be interested to see your list of new development along Bermondsey Street that you feel is most successful. Mine would be 3 buildings: No. 60 (the gey and white infill)- bar far the best; the one above kalmars with the sliding metal screens; and the fashion museum- excellent remodelling of a poor building- exterior only- inside is a mess. Amoungst the worst that we have not mentioned I would add 135 B St(next to the park), Daniel Cobb building, 75 B St (the brick fake) but not 105, its not my cup of tea at all but at least they tried. (The rope skirtings inside are hilarious) Its a pastiche but an ok one with some quality.]]></description>

      <description><![CDATA[Niall, I agree that all those examples are shockers, but a little more opposition to some of those (certainly the cardboard one) would have helped. The more recent examples you give have often gone through planning with very few objections, particularly the ones that have recieved multiple applications over time, where the locals that care are worn out from writing to the council. I agree about the medieval plot layout, but its best chance of survival is to keep the good existing buildings rather than knocking them all down. If you demolish you have to replace with something better. This has not been the case on the stretch from the cardboard building to the church, where demolition of anything that is not listed is allowed, even if the cardboard/ lego replacements are no match in quality to the original.<br />

I was not advocating opposition rather than proposition, I was just saying it has its place, and is critical to the survival of the character of the conservation area, where the developers are not bothered. I know schemes where blinkered developers have had to adapt and improve the design, through weight of opposition. left to their own devices the results are often appaling. (Think of the newish brick one on corner of the park with white windows, or the monster above the bermondsey kitchen)<br />

I think a lot of the schemes you mentioned fail on the detail (cardboard one, green monster, etc), where the scheme has been cheapened and the original architect dumped. More strict planning conditions on materials requring details is the only answer.]]></description>

I'm sorry but I can't agree that opposition has been more effective than proposition. If that were the case then the essential character of the Bermondsey Street Conservation Area, the reason for its designation (the medieaval plot-layout behind the street elevations) would still be visible and accessible. Sadly, that isn't the case and the medieaval plot layout has all but been erased.<br />
<br />
On top of which, in the face of all the 'opposition' from well-meaning local interests, we can still look with wonder upon the joy that is the 'Dwarf House' (8 Tyers Gate), the wonderfully awful Cardboard Castle (159 Bermondsey St), the white and green confection that was dumped on top of the Gifco building (170 Bermondsey St) the sub-gothic upper reaches of the Bermondsey Exchange and, last but definitely not least, the rather sad faux warehouse at 105 Bermondsey St.<br />
<br />
No, opposition has definitely done nothing for the Bermondsey Street Conservation Area, RIP.<br />

      <description><![CDATA[Niall, I agree that this a great success story: good building, ideal approach to dealing with your neighbours, etc etc, but sadly opposition has been more useful than proposition in this area. The planners wait for 'objections' and are usually faced with rather over developed over-sized schemes that need a bit of opposition. Not many developers in this area submit schemes that they expect to build, they start from a negotiating stance of an over- sized scheme, then wait for it to be trimmed back. They usually expect to get their revised scheme through, which is still usually large in the extreme for such an area. Bermondsey street and the surrounding area is littered with such schemes. So there is a place for opposition, if no-one bothered, I dread to think what this place would look like. It could be renamed Galliard Street..........If someone likes a scheme, then support it during the planning process, but sadly most of these letters of support are from 'mates' of the developer.]]></description>

What makes this project interesting is that its an example of 'proposition rather than opposition'.<br />
<br />
Rob and Amanda faced a situation where a 4 storey building was going to be built along the back of their houses. Rather than get into a fight they took an altogether more creative route and put together their own planning application for the site, something that, at the time, they didn't think they could do.<br />
<br />
Their scheme was more sensitive to the site and eventually gained the support of the planning authority. One thing led to another and now they find themselves building their vision in such a way that the site is developed without choking the light off from their home on Bermondsey St. <br />
<br />
Maybe the same sort of thing could happen with Potter's Field. My £100 is still available.<br />

      <description><![CDATA[We live looking onto the new building (from the rear of Tyers Gate). The design is really clever and a breath of fresh air (compared to some of the new build around which tries and fails to mimick the older structures in the street). I also take my hat off to Rob and Amanada for taking the trouble to consult with everyone living close by about the plans. I wish all UK builders could run such a tidy, non-disruptive, site!]]></description>

      <description><![CDATA[I understand it is the project of the couple who own the building housing the pilates studio at no 74. Must admit I have also wondered how long it will survive without attracting the attention of grafitti 'artists', and I assume the timber will weather from its current natural warm hue to grey / silver. It's an admirably original and brave piece of 'infill' at the very least!]]></description>

      <description><![CDATA[Has anybody been watching the assembly of the new prefab building directly behind the salon on Bermondsey street?<br />
<br />
I've been riveted.  I have spoken with some of the builders and the building itself has been shipped from Slovenia.  The build crew are from the manufacturer.  I've seen the units being installed and it is fabricated from some seriously thick wood.  Although I myself wouldn't like that much wood, the design is interesting.<br />
<br />
I'm told that when finished it will consist of 2 residences. An interesting use of what would otherwise be dead space. <br />
<br />
I do wonder, though, how long it will be until a lorry drives through the lane and damages it, or the local kids hit the place with grafitti.]]></description>
