The problem with the pubs in this area is that no one uses them on a regular basis. Everyone is at home watching Sky TV or just do not go out.
The quality of tenants in pubs has gone down and they really do let anyone run a pub now.
I used to drink in the Beehive years ago and it was a very nice pub.
The council should stop allowing planning permission to turn them into flats or places of worship.
People are too bothered decorating there over priced flats rather than having a quality social life. In the 70's I was out most nights and the pubs were great. There has been a steady decline for 25 years and it will only get worse.
You will find yourself walking 35 minutes to fins a good pub soon.
I personally like the St James Tavern at the moment or the Foresters.
Interestingly, one of my neighbours who has lived on my estate for absolute donkeys and is very much a part of the local community has said there's only two pubs she'd go in - The Roebuck and The Royal Oak. and another big No to the pub down Bath Terrace. When I moved in round here (a dozen or so yrs ago), I went to each of those pubs. And felt welcome in none of them, apart from the Oak (or the Roebuck, but only really if we went in with a friend who was known to the regulars).

The Roebuck has changed a lot over the last 10 yrs. I remember a bar conversation on my first visit there about the best way to "really hurt someone". It was a lively debate which took a fair bit of time, iirc, as everyone had their own feelings on the matter of technique and tools to be used. Today's Roebuck is entirely different. Whatever you think of the place, it now presents a friendly face to new customers.

The William made a sustained effort over a couple of years to become a more welcoming place. It nearly worked.

The other pubs you mention make no effort to look like anything other than the pub out of Shameless.

I like pubs. I sometimes like them too much. But I couldn't imagine me ever going in any of those places.

Kitreno puts their finger on the root of the problem.
Most of the pubs around here, like the Hand in Hand are true locals, which I'm frankly a bit scared to go in.
The problem is a fair bit with the people running the pubs. As our area changes, particularly the estates, then if you don't attract new people as well then they're going to be stuffed eventually.

I spotted a chalked sign outside The Rising Sun on Harper Road the other day which had a 'use it or lose it' sign outside.

As is clear from the threads people moving in to the area like 'character' but also like to feel safe and comfortable when they go for a drink.

Interestingly, one of my neighbours who has lived on my estate for absolute donkeys and is very much a part of the local community has said there's only two pubs she'd go in - The Roebuck and The Royal Oak. So that's No to The Rising Sun , No to The William , No to The Beehive , No to The Black Horse ......

and the problem is that when they go they become problems as squats/ havens for antisocial behaviour - speak to the neighbours of The Hand in Hand. They just wish the place would be redeveloped so that the problems stop.

all sad, but true

and here's a shot of the sad site, with the gloating digger, it's not clear why they stopped half way.

http://www.flickr.com/photos/kitreno/227057930/in/set-1799336/

I'm really sad about this, initially the work looked like restoration until the weekend digger action. It's reminiscent of the diggers moving in on the Goldfinger Odeon cinema over a weekend just as an article appeared in the Sunday papers appealing for it to be listed.

Checking the councils planning register, this has been on the cards for a while. The planning dept turned down an application to convert it to an artists studio and two flats above around 2001.

There's since be an application around 2005, which was passed to demolish and build a block of 10 flats. There looks like there was a clause on noise measurement either during the demolition, or for the poor residents who will be meters away from the Thames link. We didn't receive any notice of this in Metro Central, although have just received notification of clearence of another site of old pub in the South Bank University campus.

Jackie no idea if it's St George, but unlikely, the application was made in the name of an architects firm.

It would have been nice to see the Duke of Wellington restored back to a pub, it's the twin of the Duke of York just up Southwark Bridge Road which does well from the Mori office etc near by but is closed at weekends.

Most of the pubs around here, like the Hand in Hand are true locals, which I'm frankly a bit scared to go in. The King William? on the other side of the Rockingham has made an attempt to be a bit more accessible, leafleting around Trinity Church Sq when they first converted etc, but doesn't look like it's been too successful, they're now missing most of the letters in their name. Perhaps regeneration when it finally arrives would have giving the site a boast and made it viable again, a site this close to the railway is surely better as a pub than flats.

The Elephant sorely needs it's original buildings otherwise it's in danger of becoming another bland MORE London style development. Although I know it's easy to say this, and running a pub at this site wasn't...
Shouldn't we keep the buildings that work and replace / convert those that don't, after all you can't be expected to get everthing right the first time. Having said this I guess at this moment of time the Duke of York didn't...
