Elephant and Castle is one of central London's most maligned and unloved locations.

Brutal 1960s architecture and infrastructure dominates the landscape, favouring the car over the pedestrian and creating the feel of somewhere stuck in time.

But with ambitious regeneration plans and a public/private sector partnership announced - are the Elephant's fortunes finally looking up?
