Hello - we are thinking of buying in Hestia House, City Walk. We love the area and love the flat, but can't seem to get an idea of what it's like to live in the development. Any feedback would be much appreciated - good and bad - especially about community, freeholders, management company (which seems to be a big thumbs down, judging by the comments here), noise etc. Thanks for all your help and look forward to hearing your comments!

Hi, maybe Neighbour :p There are always pros and cons. I live at the back, overlooking the old Recall Building. It is very quiet, on the whole, but because I don't have a balcony I find it uncomfortably warm for at least six months a year. Over-insulation....

The soundproofing is wonderful - as are the neighbours, a definite plus. Some of us socialise from time to time and I have some good friends here.

It's less than 10 mins walk from London Bridge and there is a wide choice of buses in all directions.

There have been numerous plumbing problems, most of which only surfaced after we had moved in. The contractors used by Galliard did not flush the system.
There is a permanent stream [sic] of plumbers and associated tradespeople, drying out, rebuilding etc.

As for the 'Managing Agent'...well, I couldn't possibly comment......

Love living in Vesta Court.

In winter I seem to get a lot of condensation on the windows over night.

Rarely need to put the heating on as it's very well insulated.

Soundproofing is excellent.

I lived in Vesta Court, facing City Walk, for about a year. I thought the entire development was extremely noisy. It seemed there were parties every friday and saturday which went well into the early hours, and the noise didn't dissipate well at all.

I had no problems at all with the build quality. But I did have issues with the steady stream of moped/scooter delivery people racing through City "Walk" as a shortcut.

Didn't you post something on here some time ago telling people if you didn't like the noise of London go and live in the countryside?

I think City walk is a great place to live in, but the management company is totally useless.

If you have an apartment facing onto City Walk itself, you will get the noise of parties opposite and people talking in the street (the sound bounces off the walls and in through open windows with surprising clarity!). But then you also get a balcony. The apartments at the rear of the building seem to be quieter but don't have balconies.

All this is different on the 4th floor, as they are shielded from the sound of the street by a balustrade, but are smaller than the equivalent flats on the floors beneath.

All my notifications went into my junk email folder, so I thought there were no replies, hence my own tardy one! Hope you all had a great Christmas and thanks so much for the feedback. It certainly sounds like a friendly place, and as we are living directly below the flight path into Heathrow at the moment, I hope it couldn't be more noisy than that! (fingers crossed). We are definitely hoping to move in now, so look forward to reading more about the area on the forum. Cheers!

I'm thinking about renting a flat in the Antonine Heights building of the City Walk development. Current tenants did not mention any problems to me, maybe b/c RE agent was present when I inquired... I see a number of issues with the "secure" garage and bike thefts. Freaks me out a bit. How is overall safety in the buidling. Are apartment thefts common? Frequent? Safe to walk into the building at night?
