The proposed development on the Dockley Road Industrial Estate (Spa Rd, Rouel Rd and Dockley Rd) is up for re-consultation again, this is because the developer was not able to provide any evidence that the proposed development height was under 30meters tall, previously, yes thatís right they were trying to pass through a 30meter tall building.
By some miracle, they have now managed to shave a fraction off the height bringing it now below 30m, which now means that they wonít need to go to the GLA for approval.
Honestly, this continues to feel so unbelievably underhand and in essence nothing has changed - a 9 storey and dense building is still being planned by the developers.
We urge all residents who love our neighbourhood to voice their concerns with the project and, carefully look over the proposed plans, the building will be enormous.
We already have 40 objections and need your help and support, have a read of the objections.
Remember, you can object on planning grounds only, which are essentially:
- that it's too high and overbearing/out of proportion with other buildings
- the impact on daylight in surrounding properties
- it is too dense and breaches Southwark's own planning policy
- It has too few social homes and does not meet the council's 35% target on number of units.
The proposed development is for 111 residential units with commercial units on the ground floor is based on a design that reaches 9 floors on Spa Road, Dockley Road and Rouel Road. The height of the proposed scheme is such that if approved, it will completely block out the primary source of daylight for residents in local authority accommodation on Dockley Road (Eldridge Court); Spa, Enid, Rouel and Dockley roads already struggle and will end up being completely overshadowed with this proposed building block.
We think the development will be great for our area, however the height will impact all the surrounding streets and existing buildings, daylight, sunlight and the lack of off street parking will cause be a big issue for us all.
