Oh PULEEEZ, I have absolutely NOTHING against regeneration...quite the reverse. I'm heading "Friends of the Elephant" and am its biggest fan. You are just stupidly distorting my comments regarding the Berkeley Homes plan for Potters Fields which is, and I will get up in court and repeat this, preposterous. As is the horrible tower going up on our parking lot which is NOT part of the regeneration programme, just a nasty trick played by St.George on the residents of MCH. JLQ you just havent read my posting properly. I say that I'm thrilled about the regeneration at the Elephant. But to deny that a diproportionate amount of money is going into the pockets of those who are getting the contracts is no big revelation. Welcome to the real world. My flat is FAR from "massive", what a stupid thing to write. It's not. THe terrace (which as we speak is full of huge gantrys because it's public property in fact and is being used for repainting the building) is indeed large because it's the way the building is constructed. But unless I invite you over, JLQ, (unlikely after your remarks) kindly dont assume.

Oh Jackie,

Feel bad for you. As you are the best source on this site of information on what is happening on the regeneration front in E&C. Please continue the good work reporting latest developments, we all want the E&C area to be the absolute best it can be!

Thanks for that...I've booked a meeting with Chris Horn (Big Cheese of the Elephant Regen). to answer the following: a)why is the final choice of developer delayed another month and b)the filling in of the underpasses is supposed to start "in the Spring" (Feb or May depending on when you think Spring is) but I see it's now scheduled for Autumn. Why? Hope to provide answers shortly.

Jackie - slightly off topic but where did you hear that the underpasses work is to be delayed yet again? The reason for the last delay was to allow TfL to study the traffic flow implications - I would be slightly worried that any new delay might be because of the outcome of those studies with perhaps longer-term implications for the project as a whole.

Uh-oh. TfL's influence on this process is likely to be baleful. For them roads are all about cars. Pedestrians and cyclists tend to get ignored. The creation of the Vauxhall bus shelter took 3 or 4 year extra years whilst additional "traffic modelling" was undertaken.

Q: How many people travelling through E&C are in cars?

A: 17%

Blimey and I thought that putting pedestrian tunnels under E&C gave pedestrians unheard of safety and priority! TFL gives priority in roads to Buses and cycles at the moment, cars are well down the list IMO. Don't forget in the fashionable rush to target cars that most of the traffic I see on E&C is business related. The number of motorists driving into London for pleasure has rightly fallen right back and now the roads are full of van and truck drivers or car drivers who are forced to drive because of their professions. Not everyone pushes paper-clips at work so can travel with a briefcase or handbag.
