Storage / office space wanted

hello to everyone, I'm new to this forum, but have been loitering around SE1 for quite some time (especially in Gabriel's Wharf, where I sell lovely things from India in my shop Ganesha).

My partner + I need to relocate our storage + office space, so we figured it would make sense to look near the business in SE1.
We need about 1000sqft (less if ceilings are high).

We were also considering selling our home in SE London and decamping to SE1 -a live / work space would be great but I think we are probably priced out of the area now.

beyond the regular commercial agents and railway arches, does anyone have any bright ideas, obscure local knowledge, or know anyone with just such a commercial space to rent?

Hello there. Yes certainly.

We are a small architects office and we have just bought a disused warehouse building off Tower Bridge Road. We are in the top floor, but there is a floor below totalling 1,200sqft.
